We’re looking for a sharp, high-output Deal Manager to own the back half of our business. You’ll be the engine that turns signed contracts into closed deals — managing active projects, driving disposition to buyers, building relationships that generate off-market opportunities, and keeping every transaction airtight through closing.
This is a foundational leadership seat. You’ll start hands-on — driving dispo, managing active deals, coordinating TC, and building your buyer and partner network from the ground up. As the business scales, you’ll hire a Transaction Coordinator and a Dispo Rep under you, delegating the execution layer so you can focus on what you do best: high-value relationships and strategic deal flow. Responsibilities
- Drive disposition on every deal: work the buyer list, blast to networks, pitch to agents, and get deals under contract fast.
- Manage all active deals from contract to close. Track timelines, contingencies, extensions, and key milestones.
- Coordinate TC functions: open title, collect EMD, chase docs, and ensure clean, on-time closings.
- Build and maintain a deep buyer network. cash buyers, hedge funds, agents, and fellow wholesalers across our core markets. Generate off-market and relationship-based deal flow from those networks.
- Maintain a live deal tracker with accurate status, profit projections, and closing timelines for every active contract.
- Collaborate with the acquisitions team on specific properties to help improve conversions.
- Build systems, training and onboarding to hire, train, and manage a TC and Dispo Rep.
- Deliver a short written EOD report and attend all sales meetings
Results
- Close 80% of contracted deals.
- Achieve an average dispo-to-close timeline of 30 days or less and average contract to dispo timeline of 10 days or less
- Source at least 1 relationship-based deal per month through your network within 90 days.
- Drive $25,000+/week in assignments or new deals from your network.
Requirements
- Natural relationship builder. You know how to earn trust quickly and stay top of mind with buyers, agents, and partners.
- Operator-level organized. You hate dropped balls, missed deadlines, and unresolved items.
- Proactive communicator. You update before you are asked, follow up before things fall through, and close loops others leave open.
- Able to negotiate calmly and confidently under pressure; with buyers, sellers, and title companies.
- Leadership mindset — you think in systems and teams, not just tasks.
- Real estate investment, wholesale, or TC experience strongly preferred.
Location
- Based in Orlando/Central Florida
- Some in-person travel required for seller appointments
- Hybrid office or work from home environment
Compensation
- $60,000 – $100,000/year + benefits
- The OTE range may be inclusive of several levels that would be applicable to the position. Final earnings will be based on a number of factors including experience, performance, and contribution to revenue. This range is inclusive of base salary and performance pay (more details below).
